605 West 4th St, the site for projected Cirrus Logic Research Center continues to stand empty as the developers go back and forth with the city of Austin, trying to gain an approval for their site plan. The old API building has been demolished and the space stands vacant, patiently awaiting it’s outcome. According to Travis County Property records, the latest site plan application was last reviewed November 14th. The luxury apartment tower under construction at 7th and Rio Grande, nicknamed 7Rio, originated as a 32-story high-rise condo venture scheduled for a fall 2009 completion under Dallas-based CLB Partners.  However, this intended endeavor did not come to fruition, and the current developer, CW Capital Partners and investor Behringer Harvard, purchased the site in 2011.  

The site spans three lots at the Southeast corner of 7th street and Rio Grande, and is currently assessed for $1,584,365.  The site plan permit was signed and approved by the city of Austin in December of 2012; nearly one year and five months after the application was submitted. JE

Ever since the news hit that the decommissioned Seaholm Power Plant would be redeveloped into the Seaholm Neighborhood the whole city has been a buzz!
