The Independent team is excited to share new renderings with the public and officially announce the opening of their new Sales Center, located directly off of the Urbanspace office on 5th and West. As more information is being released by the week, we want to catch you up to speed!

 

The building will include two floors of the most diverse set of all encompassing amenities available. For example, this will be the first time ever for children’s amenities to be included in a downtown condo tower. The Rainey Street district has a new future resident! Located at the corner of Rainey Street and Driskill, in the hip historical bungalow turned bar district, Millennium Rainey will be at the center of it all. The mid–rise apartment building will be 8 stories tall with 326 units. The 543,715 square-foot structure, will sit upon 2.21 acres of land, on the site where Lustre Pearl used to reside.

Millennium's developer, Dinerstein Group, hired Ziegler Cooper Architects for the apartment building's design. The exterior architecture will feature a “modern, crisp combination of primarily brick with Texas limestone and zinc panel accents”. Renderings have recently been released and

Redeveloping Shoal Creek

 

Shoal Creek is one of Austin's oldest and most cherished trails. As a highly urbanized watershed, Shoal Creek has a drainage area of 12.5 square miles with a trail that extends about four miles through downtown Austin. The area has endured a number of devastating floods, specifically the 1981 “Memorial Day Flood,” and also suffers from impaired water quality due to leaky wastewater infrastructure. The Shoal Creek Conservancy was recently formed as a nonprofit organization to redevelop the city's beloved trail and ensure that further damage is avoided.

Update: The 70 Rainey condo development team recently unveiled additional details on its projected condo tower, which joins The Independent and 5th & West as downtown Austin's most recently announced condo towers. The 35-story tower will consist of 164 residences and nearly 20k SF of outdoor amenities, allocated between floors 10 & 11. Renderings of both the view and amenity deck can be found below. 

Mirroring that of The Independent, downtown Austin's 58-story, 370 unit residential tower, prices for 70 Rainey will range from the mid-$300k's to over $3m. Floor plans will include Studio, 1 Bedroom, 2 Bedroom, 3 Bedroom, 2-Story Lofts, and Penthouse residences.
