The luxury apartment tower under construction at 7th and Rio Grande, nicknamed 7Rio, originated as a 32-story high-rise condo venture scheduled for a fall 2009 completion under Dallas-based CLB Partners.  However, this intended endeavor did not come to fruition, and the current developer, CW Capital Partners and investor Behringer Harvard, purchased the site in 2011.  

The site spans three lots at the Southeast corner of 7th street and Rio Grande, and is currently assessed for $1,584,365.  The site plan permit was signed and approved by the city of Austin in December of 2012; nearly one year and five months after the application was submitted. JE

Located at the corner of Rainey Street and Driskill, in the hip historical bungalow turned bar district, Millennium Rainey will be at the center of it all. The mid–rise apartment building will be 8 stories tall with 326 units. The 543,715 square-foot structure, will sit upon 2.21 acres of land, on the site where Lustre Pearl used to reside.
