28205 Turner Ranch RD, Marble Falls, TX 78654

Bat House Ranch is an exceptional 9.25-acre waterfront ranch on the south shore of Lake Travis offers a rare combination of privacy, natural beauty, and convenience. Located just 30 minutes from Austin and 10 minutes west of Lago Vista, the property provides a secluded setting with easy access via a private paved road and gated entrance.

The land features panoramic views of Lake Travis and the Texas Hill Country, positioned across from Muleshoe Bend Recreation Area and adjacent to Turkey Bend Recreation Area. The diverse terrain includes natural springs, a man-made pond, and large caves, making it ideal for hiking, exploration, and outdoor recreation.

The property is accessible by two-wheel-drive vehicle and offers multiple prime building sites with scenic lake views, suitable for a custom home, gentleman’s ranch, or private retreat. Much of the cedar and high water-use vegetation has been cleared, leaving open grassland with mature native oak trees.

Currently under an agricultural exemption and historically used for livestock grazing, the land is both functional and visually appealing. Wildlife is abundant, including deer, hogs, turkey, and jackrabbits, providing excellent recreational and hunting opportunities.

This is a rare opportunity to own a unique and versatile piece of Lake Travis waterfront property.
